What is a license to occupy?
Licence to occupy means you have the right to live in the property for as long as you choose to, but you do not own the building or the land. Each Residence Agreement and associated financial contract differs based on the location of the village.

Let’s break down how our refundable entry contributions work:
Imagine you decide to join us and make an entry contribution of $325,000, the advertised price for one of ILUs. Here’s what you can expect in terms of refunds based on your length of stay:
- If you leave after 90 days, you’ll receive a refund of $308,750, which is 95% of your entry contribution.
- If you stay for 12 months, you’ll receive a refund of $292,500, equal to 90% of your initial contribution.
- Stay for 24 months, and you’ll get back $276,250, which is 85% of what you put in.
- After 36 months, you’ll receive a refund of $260,000, which is 80% of your entry contribution.
If you decide to move on after 48 months, you’ll still receive a substantial refund of $243,750, which is 75% of the initial amount you contributed.
